FINANCIAL MANAGEMENT

Budgeting Expenses—We will develop an operating budget based upon anticipated revenues and expenses. The budget reflects the owner’s long-term goals. We will establish a cash reserve fund for variable expense such as repairs, decorating and supplies. Aside from controllable expenses, our firm will consider such fixed expenses as employee’s salaries, property taxes, and insurance premiums.

Capital Expenditures—We maintain both the initial and operating costs of the property over its expected life. Our firm will develop a long term plan and schedule to proactively manage your assets.

RENT MANAGEMENT

We develop a firm and consistent collection plan including a system of notices and records that complies with state and local law.

PROJECT MANAGEMENT

Our firm can manage and competitively assess projects varying from space modifications, tenant improvements, and build-outs. We can save significant costs by internalizing services typically needed by contracted firms. If the service is outside of our ability to handle—we can quote competing bids for work that needs to be performed.

PROPERTY MAINTENANCE

We will efficiently assess the building’s needs and how best to meet them. Keeping the property in good condition requires attention to detail and diligence. We facilitate the management of all energy contracts associated with the building. Our tenant coordination will allocate each party with an accurate measure of their proportionate share of expenses. All property expenditures are properly allocated to the tenants through common area maintenance or building ownership through capital improvements. These controllable expenses are carefully watched to insure maximum value delivered to the owner’s investment.

TENANT RELATIONS

Maintaining Tenant relationships is one of the most important aspects of property management. We cultivate a good communication system with tenants that insures low tenancy turnover—acting to the benefit of both owner and occupants.

RISK MANAGEMENT

In evaluating the risk of a property—our firm will consider whether it is better for the property to Avoid (removing source of risk), Control (Fire Systems), Transfer (insurance policies), or Retain (risk too small, leading to large deductible, less expensive risk premium) the risk. We place significant priority on keeping a property safe and clean.
